The Ban Schedule
Established by the Climate and Resilience Act (2021) and specified by executive orders, the schedule for the phased ban on rentals applies to rentals used as primary residences:
- 2025: Ban on renting out homes classified as G
- 2028: Ban on F
- 2034: ban on E-rated properties
For these rentals, the DPE must display at least the corresponding energy class at the time of the new lease or renewal.
What about seasonal rentals?
As of today (April 2026), seasonal rentals are not affected by this schedule. Article L. 173-1-1 of the French Building and Housing Code applies to residential leases subject to the law of July 6, 1989—that is, primary residences and long-term leases, not furnished tourist accommodations.
However, there are three important distinctions:
1. The DPE rating remains mandatory for display
For all listings (Airbnb, Booking, Vrbo, direct websites), the DPE rating must be indicated if known. Platform practices are converging: Airbnb has begun requiring the DPE rating upon registration in France.
2. Systematic inclusion in our listings
On the listings we publish on behalf of owners, we systematically include the DPE class when it exists. This has become a popular filter criterion among travelers concerned about energy consumption.
3. Likely developments
Several parliamentary proposals (submitted in late 2025) aim to extend the ban schedule to furnished tourist rentals in high-demand areas. None have become law to date, but the clear trend is evident: properties rated F or G will lose rental and property value in the medium term.
Our advice
If your property is rated F or G, plan for renovation work. Regardless of legal requirements, energy efficiency has become a key selling point: travelers compare options, and some filter by DPE.
