We assume the business risk—off-seasons, rental vacancies, and slow periods: nothing affects the amount you receive. We are fully responsible for premium maintenance and property enhancement throughout the entire period. This model is particularly suited to owners who want predictable income without having to worry about day-to-day operations.

The concrete framework of the relationship.
· The monthly rent is calculated based on a personalised study of your property: location, amenities, local seasonality, recent comparables.
· The contract is generally signed for an annual duration, renewable by tacit agreement.
· Lease drafted by a real-estate specialised lawyer, to protect both parties.
· Three months' notice if you wish to recover the use of your property (family holidays, sale, simple change of mind).
· Routine maintenance, cleaning, linen and minor repairs are entirely on us.
· Major works (roof, boiler, climate control) remain on the owner, as in any standard lease.
