You entrust the concierge service of your home to us under the Serenity Excellence plan — our complete plan, at 24% incl. VAT. A week is let at 1 000 €. Here, euro by euro, is what comes back to you — and why your money never passes through our accounts.

The 90 € cleaning fee is given as an example: the amount adjusts to the size of your property and is confirmed to you after a first visit. Paid by the guest on top of the nights, it never reduces your share. The tourist tax, for its part, is collected by the platform and then remitted directly to the local authority: it does not concern you and never enters the split. Only the 1 090 € collected for your property is distributed.
How the 1 090 € is split
As soon as it is received, Unlocker allocates each payment to its recipient. Three separate, automatic flows, without Serenity ever touching the money.
For you, the owner
The bulk comes back to you. Your share arrives directly in your account, without ever passing through Serenity's — the week's nights, less our fee.
Serenity fee
Our 24% incl. VAT on the nights — nothing more. It covers the entire service: listing and distribution, guest relations, stay coordination and follow-up.
For the cleaning team
The cleaning fee — adjusted to the size of your property — is paid by the guest and passed on to the team that prepares the house. It never eats into your share.
So, on 1 000 € of nights: 760 € for you, 240 € in fees, and 90 € for the cleaning team — entirely funded by the guest.
Your income never passes through our hands
Unlocker is an independent tool, specialised in concierge financial flows. It orchestrates the split — not us.
The guest pays for their stay
Through the booking platform, the guest pays the nights, the cleaning fee and the tourist tax. The tax is remitted directly to the local authority by the platform; the rest is collected in an account dedicated to your property.
Unlocker allocates automatically
On receipt, each payment is split according to a rule set in advance: your share, our fee, the cleaning team — with no manual action, and without Serenity touching the funds.
