Villa Le Tiki is an elegant, air-conditioned Provençal villa of 135 m², ideally situated in the heart of Flayosc, one of the most beautiful villages in the Var. It can accommodate up to 8 travellers in a calm, intimate and warm setting, just a few minutes' walk from shops, restaurants, the market and the village's attractions.

Set in a private garden of 1,100 m², completely enclosed and with no overlooking neighbours, the villa offers a true holiday spirit. Between swimming, lunching in the shade, peaceful naps and long summer evenings around a good meal, everyone can make the most of the outdoor spaces and Mediterranean charm.

The property features a freeform private swimming pool, perfectly integrated into the landscaped garden. Around it, several spaces have been arranged for your comfort: sun loungers, parasols, shaded terraces, outdoor lounge under a pergola, large table for 8 people, barbecue and covered patio for extending meals even during the hottest hours.

The garden, planted with typical Mediterranean plants (olive trees, oleanders, agapanthus), creates a soothing and restful atmosphere. With no overlooking neighbours, it guarantees you total peace and quiet.

The villa offers 4 air-conditioned bedrooms, spread between the ground floor and an independent upper level.

On the ground floor: a first bedroom with a 180 cm double bed, as well as a second bedroom with two 90 cm single beds that can be combined into a 180 cm double bed according to your needs.

Upstairs, accessible via an external staircase from the garden, a very popular independent space for families or friends includes two additional bedrooms: one with a 180 cm double bed, the other with two 90 cm single beds.

This configuration allows everyone to maintain their privacy whilst sharing the outdoor spaces and moments of conviviality. It is particularly suitable for stays of two families, groups of friends or those wishing to have an independent space.

The villa also has two bathrooms, one of which features a double sink and bathtub.

The living spaces are comfortable and welcoming. The lounge is organised around a fireplace, perfect for gathering after a day of exploration or swimming. An independent dining room allows you to share meals indoors, whilst the kitchen, separated by a workshop-style glass partition, adds character to the whole.

Fully equipped for easy cooking, the kitchen includes an oven, induction hobs, a dishwasher, a microwave and a coffee maker.

For your comfort, Villa Le Tiki also provides Wi-Fi, a television, a washing machine, a tumble dryer and a laundry room.

Bedding and towels are provided, and beds are prepared before your arrival so you can enjoy your stay immediately.

Reversible air conditioning is present in the various rooms of the house, ensuring excellent comfort both during the height of summer and outside peak season.

Within a few minutes on foot, you can reach bakeries, small shops, restaurants, cafés and Provençal market. The village boules court is located in the immediate vicinity of the house, ideal for experiencing the local atmosphere.

In the morning, walk to fetch fresh bread, have a coffee on a terrace or stroll through the narrow streets. On market days, let yourself be tempted by the colourful stalls, local produce, seasonal fruit and vegetables, Provençal specialities and the friendly atmosphere of the South.

In summer, Flayosc comes alive to the rhythm of night markets, concerts, local festivities and evenings in the village squares — a real comfort to be able to enjoy them without getting back in the car to return to the villa.

Flayosc is also an ideal starting point for discovering the Var. Nature lovers can reach the Gorges du Verdon in approximately 45 minutes. Mediterranean beaches, particularly towards Saint-Raphaël, the Estérel and the Gulf of Saint-Tropez, are accessible in approximately 40 minutes.

The region is full of ideas for outings: wine estates in the Dracénie, hilltop villages, Provençal markets, hiking trails and typical landscapes of the Var countryside. Among the villages to discover: Tourtour, Cotignac, Villecroze, Salernes and Bargemon, perfect for lovely day trips.

Villa Le Tiki is entirely private throughout your stay. You have free use of the house, swimming pool, garden, terraces and parking on the property: no space is shared with other travellers.

Private parking is available directly on site.

A car remains recommended for exploring the region, reaching beaches, wine estates, surrounding villages and the Gorges du Verdon. However, once settled at the villa, the entire Flayosc town centre can be easily discovered on foot.
